STATEMENT TO

ASSEMBLY, No. 3121

with Assembly Floor Amendments

(Proposed by Assemblywoman SWAIN)

ADOPTED: OCTOBER 29, 2026

      This floor amendment:

      (1)  removes licensees of the New Jersey Real Estate Commission as parties who may notify a buyer of residential property of any rent control or rent leveling ordinance in the municipality where the property is located that may affect the property should the buyer seek to rent it out; and

      (2)  stipulates that the Division of Consumer Affairs will have oversight regarding the form and manner of the notice to be given to buyers.
